Study goals
The preservation of historical heritage has the potential to contribute to the objectives of sustainable urban development, promoting the pillars: economic, environmental and social. However, in São Paulo, the 10th urban city in the world, there are many challenges that need to be overcome in order to achieve the preservation of its almost 3,500 listed properties.
Thus, the general objective of this research was to identify, from the perspective of the owners and managers of listed properties, which would be the main challenges that prevent the preservation of their listed properties.
Relevance / originality
The present research is justified as relevant because, despite the theories on sustainable development and urban planning refer to a long time, little has been written and studied about the links between sustainability and historical heritage. In view of the importance of this debate, it is necessary to identify topics considered as problems or challenges to be overcome in the search for a greater understanding and conservation of the historical environment. (STUBBS, 2004).
Methodology / approach
An exploratory qualitative approach was chosen, with a Data Driven perspective (CHARMAZ, 2006), that is, guided by data. The sample was selected with the aid of a georeferencing platform that maps the listed properties. When choosing the sample, the following criteria were observed: geographical diversity, type of property and type of property management. The interpretation of the data was obtained by the content analysis method, in which evidence was collected in the interviewees' speech and from then on, analysis codes were generated which later became categories of analysis.
Main results
The study showed that the main challenges for the conservation of historic properties in the city of São Paulo are: lack of understanding of the reason for the listing, lack of knowledge about interventions that can be carried out on the property, lack of knowledge about incentive laws and other forms of feasibility to conserve assets and excessive bureaucracy.
Giving voice to the owners and administrators of the listed properties of the city, the results of the research demonstrate that the laws of safeguarding the heritage and the historical heritage of the city of São Paulo are poorly understood, there is a lack of awareness and education for preservation and this they are fundamental problems that need to be solved.
Theoretical / methodological contributions
This article did not aim to propose advances in the theoretical field of heritage and urban sustainability, however, it was intended to promote the study of its junction and highlight the challenges of preservation.
Social / management contributions
On the other hand, this research brings a strong contribution to society, subsidizing possible actions by the public and private authorities, promoting the preservation of the city's memory for future generations and meeting the dimension 11.4 of the Sustainable Cities and Communities SDG.
