Resumo

Objetivo do estudo

Abstract

Study purpose

To evaluate the planning and control of a high-end residential development in Goiânia (GO) in light of the principles of the Last Planner System (LPS), identifying challenges, improvement opportunities, and planning reliability through the PPC indicator.

Relevance / originality

The study contributes to the Lean Construction and Last Planner System (LPS) literature by empirically investigating its application in a segment still underexplored in the national literature: high-end residential construction, combining structural and quantitative analysis of the system.

Methodology / approach

Single case study with a mixed qualitative-quantitative approach, conducted in a high-end development in Goiânia (GO). Planning documents were analyzed and field observation was carried out over six months (November 2025 to May 2026).

Main results

The average PPC was 84.62%, above both the company's target and the literature benchmark; the system shows partial LPS adherence, with no structured Pull Planning; and the analyzed problems are concentrated in labor, materials, and task dependencies, accounting for 77.48% of occurrences.

Theoretical / methodological contributions

The study shows that good short-term indicators do not necessarily imply full adherence to LPS as a system, and empirically links the quantitative causes of non-completion to the qualitative gaps identified in medium-term planning, particularly Look-Ahead and Pull Planning.

Social / management contributions

For managers, the study points to practical improvement opportunities: structured constraint control, greater involvement of operational teams in short-term planning, and standardized PPC record-keeping, applicable to high-end residential developments.
